Peterlee East Pride in Place

Peterlee East has been identified as a location to encourage regeneration and renewal.

Background

Peterlee East has been selected as part of the government's Gov.uk: Pride in Place Programme that will see up to £20 million of investment and support over the next 10 years (from 2026) to Peterlee East to make long term improvements. The area that the Pride in Place Programme covers is directly next to the smaller Strategic Place Plan area for Peterlee town centre.

About the Pride in Place area

Peterlee East comprises a collection of established residential neighbourhoods. The area is characterised by generous green spaces, clearly defined housing estates and a practical community-oriented layout.

Neighbourhoods within Peterlee East consist of a mix of long-standing social housing and pockets of privately owned homes, creating a varied yet cohesive residential environment. The area has a settled, lived-in character, with a strong sense of community supported by local shops, green corridors and everyday services integrated into the neighbourhood fabric.

Residents benefit from close proximity to parks and open spaces, which provide natural separation between estates and enhance the overall sense of openness. Community hubs and smaller parade-style shopping areas play an important role in supporting day-to-day life, enabling the area to retain a largely self-contained identity while remaining well connected to Peterlee town centre.

The map shows the boundary chosen for the investment by the government, and the Peterlee East Board will have a chance to shape the boundary further if needed.

The Peterlee East boundary includes the Eden Hill estate, located to the east of Essington Way, extending up to Eden Lane and Chapel Hill Road, continuing along Yoden Way. It then extends towards Easington Colliery Primary School, taking in surrounding streets including Oak Road, Hazel Crescent, Davis Terrace, Manisty Terrace and Paradise Crescent. From there, the boundary continues southwards to include Easington Colliery Welfare Park.

The boundary also incorporates Grants Houses and a northern section of Horden, which is bounded by Thorpe Road and includes Thorpe Crescent, South Crescent, Bruce Kirkup Road, Naisbett Avenue, Cook Grove, and Wilkinson Avenue.

The boundary also includes Sunderland Road Playing Fields, as well as the nearby residential streets of Belford Street, Morpeth Street, Alnwick, and Rothbury.

What you told us during the Peterlee town centre Strategic Place Plan engagement

We recently asked you about your thoughts on Peterlee town centre to help us develop a plan for investment over the next 10 years as part of the Peterlee Strategic Place Plan. We asked you about what you liked and what you do not like about:

• the town centre
• the heritage and regeneration
• transport, walking, cycling and connectivity in the area or with other towns
• your safety and security
• education, work, skills and opportunities
• community cohesion and how people support each other
• the health and wellbeing of people in the area

A summary of the Peterlee SPP Community Engagement Findings is attached below.

This information will be used, however residents in Peterlee East will also have other priorities about their specific neighbourhood and we want to hear them. This will help us shape how investment should be made in Peterlee East.

We want to know from you if what you told about Peterlee town centre is:

• specific to the town centre
• applies to other parts of Peterlee East area, or
• if there are other things missing about the strengths, challenges and opportunities that you would like to tell us about.

What's happened so far

Since March 2026, we have been out and about in the community, listening to your views and ideas so that the Board can consider what to include in an investment plan for the area.
